Model Tenancy Act 2021
For transmission to all States/Union territories, Model Titling Act 2021 was approved by the Union Cabinet, chaired by Prime Minister Shri Narendra Modi, for adaption by adoption of fresh legislation or changing existing rental legislation in an appropriate manner.
It will assist revisit the law foundation for country-wide rental housing, thereby boosting general expansion.
Act 2021 on tenancy models – Main goal
The Model Tenancy Act seeks to create a thriving, sustainable and inclusive country housing market. It will allow all income groups to create suitable rentals and so address the problem of homelessness. The Model Tenancy Law will allow rent housing to be institutionalized progressively to the formal market.
The Model Tenancy Act will make vacancy housing for rental purposes easier to unlock. It is intended as a business concept to respond to the significant housing shortages to increase private engagement in renting dwellings.
Under the Model Tenancy Act, the landlord is responsible for such activities as structural repairs other than those necessary for the damage caused by the tenant, whitering of the walls and painting of the doors and windows, replacement or retrofitting pipe if necessary, internal and external electric wiring and related maintenance unless otherwise agreed in the tenancy agreement.
The tenant will be responsible, among other things, for cleaning the drains, repairs of switches and baskets, repairs to kitchens, replacement of glass panels in the windows, gates and gardens and open areas.
